(4) Once the agents have been contacted and you have arranged a visit to the property make sure you have devised a check list of important features and also have a good look around and check for existing problems or signs of damp.  Make sure the property meets most of your predefined requirements.  Return to the area and or the property at least twice at different times of the day in order that you get a good impression of the property.

Before you have decided on the property you would like to rent then ensure that you are clear of all the costs that the letting agents will be making, for example retaining deposits, holding deposit (which may be non refundable) if you pull out and any other costs that are associated.
