HOW THE TRY BEFORE YOU BUY SCHEME WORKS:-
An exciting way to 'try before you buy.' Set up to assist those who have no deposit to purchase a new home at the moment and can therefore not obtain a mortgage.
The TRY scheme allows you to live in the home whilst saving a deposit to purchase it. Homes are available on 12 month assured shorthold tenancies with an affordable rent of 20% less than market rents.
The rent is payable for 12 months, after which you may have the opportunity to purchase the property on a Shared Ownership basis. Please note the option to buy the property after 12 months is not guaranteed and will be at NCHA‘s discretion, based on an independent market valuation at the time.
Viewings CANNOT take place without an approved Shared Ownership application form. To be eligible for Shared Ownership you cannot currently own or part own a property and you must have a household income of less than £80,000 per year.

TENANCY INFORMATION:-
In order to remove the property from the market a holding fee of 1 week‘s rent (equal to £132) is payable and charged at the time of application. If your application is successful the holding fee will be used towards your first rental payment, subject to consent from all applicants, otherwise if consent is not given for this it will be refunded. If your application is unsuccessful the holding fee will be refunded within 7 days of the decision unless NCHA makes the decision to keep part or the entire holding fee for the following reasons:
' Applicant withdraws their application before the 15 day ‘deadline for agreement‘
' If the applicant fails to provide the necessary information for the application or right to rent check in a reasonable time or where the applicant has provided false or misleading information for the application
1 month‘s rent is payable in advance. We will give you a breakdown of the initial rent monies that you need to pay in order to start your tenancy. Should your tenancy commence on or following the 15th of the month, you will be required to pay the remainder of that month in addition to the following month‘s rent.
A tenancy deposit will be required on the date you sign for your tenancy. This deposit is equal to five weeks‘ rent (£660)
