Is the Government 'out of touch with private rented sector'?
It has been claimed that the government is out of touch with the private rental sector in the UK and that it needs to do more to help property owners.Alan Ward, chairman of the Residential Landlords Association, has been quoted as saying that Government policy makers do not understand the motives behind landlords' reasons for investing."They recently demonstrated this when they decided to treat holiday lets as unearned income, whereas we have argued the exact opposite for years – that the whole private rented sector should be treated as earned income." Mr Ward added that permitting self-invested personal pensions to include one residential letting would also be of benefit to the majority of private sector landlords.
NLA highlight importance of the inventories
The National Landlords Association (NLA) has highlighted the need for landlords to ensure that they implement inventories when letting out properties. This comes following a number of landlords being left with the high cleaning bills and costs of replacing missing items. NLA chairman David Salusbury commented that composing an inventory is just as important as asking a tenant to sign the lease and pay a deposit. Mr Salusbury also noted the importance of issuing a proper checkout report at the end of a tenancy, as this allows the opportunity to note any changes in the condition of the property, furniture or itemised items that have occurred during the tenancy.

The results of a recent survey have revealed what tenants really think of their landlords. The survey conducted by Alliance and Leicester has revealed that many landlords and tenants have good relationships, highlighting the fact that contrary to popular belief, landlords can be more friend than foe with only 3% of tenants not on friendly terms with their landlord.
A good landlord-tenant relationship can be a great help as it ensures any issues of dispute relating to the rented property are settled amicably and on good terms.
